Option ARM

An adjustable-rate mortgage that allows the borrower to choose from a set of choices regarding how much interest and principal to pay each month. The interest rate adjusts monthly and the payment adjusts annually. The borrower’s choices may result in negative amortization by choosing a "minimum" payment, typically, less than an interest-only payment. The option period is typically limited–for example, to five years.
